A flood certificate, commonly known as an elevation certificate, is a FEMA-standardized document that records the elevation of a building relative to the Base Flood Elevation (BFE) established for your area. Lenders, insurance companies, and local floodplain managers use this information to determine flood insurance requirements, calculate premiums, and verify compliance with floodplain regulations.
If your property is in or near a FEMA-designated Special Flood Hazard Area (SFHA), an elevation certificate is likely required for flood insurance. Even if you are just outside a flood zone, an elevation certificate can prove that your building sits above the BFE, potentially lowering your flood insurance premium or even eliminating the requirement entirely through a Letter of Map Amendment (LOMA).
