Land Surveying in Ball Ground, Georgia

Ball Ground lies wholly inside Cherokee County, toward the northeast corner of it, below the point where Nelson carries its own city limits across the Pickens County line. Deeds and plats for a Ball Ground tract are filed with the Cherokee County Clerk of Superior Court at 90 North Street, Suite G-170, in Canton, about twelve road miles southwest by way of State Route 372 and I-575. Assessment records live somewhere else entirely. The Cherokee County Board of Assessors publishes parcel data on qPublic and keeps its office at 2782 Marietta Highway, Suite 200, also in Canton. The City of Ball Ground Development Code, adopted September 9, 2021, is unusually direct about field work. Section 2.03 requires every property line corner to be marked with a metallic pin at least one half inch in diameter and 24 inches long, set with the top approximately level with finished grade, and calls for another type of permanent monument wherever the ground will not take a pin that deep. The final plat checklist asks for a field survey error of closure no worse than one to ten thousand, boundary lines carried in lengths and bearings to the minute, and the surveyor's stamp, registration number and signature on the sheet before final approval is given. Construction plans want two foot contours tied to mean sea level with the benchmark and its elevation shown.

Development plans for anything inside the city go to Ball Ground City Hall at 215 Valley Street. When the final plat has been approved and the required public improvements are complete, the city signs the plat for recording, and until that signature exists no lot in the subdivision may be sold or transferred and no building permit will issue.

Homes built in the Valley Overlay District or in the Traditional Neighborhood Development overlay face architectural approval, which means building corner and setback staking has to follow what was approved rather than what fits.

Long Swamp Creek runs through the city limits. A subdivision plan here has to show the 100 year flood plain or carry a written statement that no part of the tract lies inside it, and a minor subdivision of five acres or more needs that floodplain statement too. The 2020 Census counted 2,560 residents and 977 housing units across 6.33 square miles of land, which is small enough that one new subdivision moves the numbers.
