Braswell is a city whose limits fall in two counties. The larger, eastern portion sits in Paulding County and the western end crosses into Polk, so a town of 355 residents at the 2020 Census answers to two courthouses. Anyone hiring a land surveyor in Braswell, GA has to settle that line first. A plat is filed where the land is, and the mailing address is no guide, because Braswell mail carries a Rockmart ZIP code.
Paulding County land records go to the Clerk of Superior Court at 280 Constitution Boulevard, Room 1023, in Dallas, about fifteen miles southeast by way of Braswell Road and US 278. Polk County land records go to the Clerk of Superior Court at 100 Prior Street, Room 106, in Cedartown, roughly twenty miles the other direction, west on US 278 through Rockmart. City hall stands on the Paulding side.
Assessment records sit in two more places, and they do not share a system. Polk publishes parcel data at qpublic.net/ga/polk/, with its Board of Tax Assessors at 144 West Avenue in Cedartown. Paulding is not on qPublic at all: its Board of Assessors, at 240 Constitution Boulevard, Room 3082, in Dallas, runs its own property records search through paulding.gov. A parcel that pulls up in one will not appear in the other.
Dividing land here means clearing an approval before a clerk will record the plat, and which body gives it depends on the side of the line. In Polk County all subdivisions submit preliminary plats to the Planning and Zoning Department at 5 Warehouse Street in Cedartown, and the Planning and Zoning Director signs the certificate approving the final plat for recordation. In Paulding County that work belongs to the Development Control Committee. Even a split into parcels of ten acres or more fronting a county maintained road goes there as a final plat.
The two counties also disagree on what counts as an existing lot. Paulding treats a parcel as a buildable lot of record if it was recorded with the Clerk of Superior Court before June 2, 1970. Polk uses January 1, 1999. That gap decides whether an older tract can be built on without a new subdivision, and in Braswell the answer changes from one end of town to the other. Both counties want closure of one foot in 2,500 feet or better and two GPS ties with coordinates on the final plat. Paulding also specifies the corners: an iron pin at least eighteen inches long, driven flush or up to two inches above finished grade.
The ground sits high, about 1,145 feet at the town center by USGS 3DEP elevation data. A Norfolk Southern line runs through town, and an abandoned rail corridor or an active right of way is a hard line that old deeds call to. Braswell Mountain Road and Braswell Road are county roads, and they are what ties the city to US 278 south of town. Across 3.16 square miles of land the parcel pattern runs to acreage rather than platted lots, which is the legacy of a railroad town rather than a subdivided one.
