Flood Certificates & Elevation Certificates in Georgia

Elevation certificates and flood zone determinations.

What is a Flood Certificate?

A flood certificate, commonly known as an elevation certificate, is a FEMA-standardized document that records the elevation of a building relative to the Base Flood Elevation (BFE) established for your area. Lenders, insurance companies, and local floodplain managers use this information to determine flood insurance requirements, calculate premiums, and verify compliance with floodplain regulations.

If your property is in or near a FEMA-designated Special Flood Hazard Area (SFHA), an elevation certificate is likely required for flood insurance. Even if you are just outside a flood zone, an elevation certificate can prove that your building sits above the BFE, potentially saving you thousands of dollars annually on flood insurance premiums or even eliminating the requirement entirely through a Letter of Map Amendment (LOMA).

At S&S Land Surveying, we prepare NFIP Elevation Certificates that meet all FEMA requirements. We measure the elevation of your lowest floor, the adjacent grade elevations, and other critical building features using high-accuracy GPS equipment tied to the National Geodetic Vertical Datum. The completed certificate includes all the data your insurance agent or lender needs to accurately rate your flood insurance or process a LOMA application.

We serve homeowners, real estate agents, lenders, and insurance professionals across all of Georgia including Cedartown, Rome, Cartersville, Dallas, and surrounding areas in Polk, Floyd, Bartow, and Paulding counties. Many of our clients are pleasantly surprised to discover that their property qualifies for reduced flood insurance rates or removal from the flood zone altogether based on the elevation data we provide.

Who Needs a Flood Certificate?

  • Homeowners purchasing or refinancing in a flood zone
  • Property owners looking to reduce flood insurance premiums
  • Builders constructing new homes in or near floodplains
  • Property owners applying for a LOMA or LOMR from FEMA
  • Lenders requiring flood compliance documentation for closings
  • Anyone building in areas with local floodplain ordinance requirements

Our Elevation Certificate Process

  1. Review flood maps. We research the current FEMA Flood Insurance Rate Map (FIRM) for your property to identify the flood zone designation and Base Flood Elevation.
  2. Field elevation survey. We visit your property and measure the elevation of the lowest floor, adjacent grade, machinery and equipment, and other building features required on the FEMA form.
  3. Complete the FEMA form. We fill out the official NFIP Elevation Certificate form with all survey data, building descriptions, and flood zone information.
  4. Certify and deliver. The elevation certificate is signed and sealed by a Georgia-licensed land surveyor and delivered to you for your insurance agent, lender, or FEMA application.
  5. LOMA support (if applicable). If your property qualifies for removal from the flood zone, we provide the survey data needed to submit a Letter of Map Amendment to FEMA.

Flood Certificate FAQ

How much does a flood elevation certificate cost in Georgia?

Flood elevation certificates in Georgia typically cost between $300 and $600 for a standard residential property. The cost depends on property location, accessibility, and whether additional survey work is needed. Contact S&S Land Surveying for a free estimate.

Can an elevation certificate lower my flood insurance premium?

Yes. If your elevation certificate shows that your lowest floor is above the Base Flood Elevation, you may qualify for significantly lower flood insurance premiums. In some cases, savings can be hundreds or even thousands of dollars per year.

What is the difference between a flood certificate and an elevation certificate?

The terms are often used interchangeably. Technically, an elevation certificate is the FEMA form that documents the elevation of a building relative to the Base Flood Elevation. A flood certificate may also refer to a flood zone determination letter. S&S Land Surveying provides both services.

Do I need a flood certificate to buy a house in a flood zone?

Most lenders require flood insurance for properties in FEMA-designated Special Flood Hazard Areas. An elevation certificate helps determine accurate insurance rates and may be required by your lender or insurance company before closing.

What is a LOMA and can S&S help me get one?

A Letter of Map Amendment (LOMA) is a FEMA determination that removes a property from the Special Flood Hazard Area. If your elevation certificate shows your property is above the BFE, you may qualify. S&S Land Surveying provides the survey data needed for LOMA applications.
