Land Surveying in Gordon County, Georgia

Gordon County lies in the Valley and Ridge province of northwest Georgia, and the province explains the shape of the place. Long parallel ridges and valleys were carved out of folded sedimentary rock, with the ridges held up by resistant sandstone and chert and the valleys cut into softer shale and limestone. The result is a landscape with a strong grain to it, running the length of the county, and Interstate 75 follows that grain north and south.

Water tells the same story. At New Echota the Coosawattee and the Conasauga come together to form the Oostanaula, which then carries south out of the county. River frontage, valley bottoms and ridge lines all show up in Gordon deed descriptions, and each behaves differently when an old call has to be retraced on the ground.

Gordon holds five incorporated cities across 356.5 square miles: Calhoun, the county seat, along with Fairmount, Plainville, Ranger and Resaca. Land Records in Gordon County

Georgia is a metes-and-bounds state. Because land here was granted by the State of Georgia through a series of lotteries rather than by the federal government, the rectangular survey of townships and ranges was never used, and legal descriptions run by course and distance instead. Gordon came out of the 1832 Cherokee lottery, with lots laid out at 160 acres and described by section, district and land lot. Gordon was carved from original Cherokee County, and pulling an original grant there takes all three numbers. The section number is the one most often left off, and leaving it off is enough to stall a search.

O.C.G.A. § 44-2-1 puts recording with the Clerk of Superior Court of the county where the land lies. The Gordon County clerk's office is at 101 S. Piedmont St., Ste. 11, in Calhoun, and that is where deeds and plats for Calhoun, Fairmount, Plainville, Ranger, Resaca and the unincorporated county are filed.

Plats are controlled by O.C.G.A. § 15-6-67, the Georgia Plat Act. A recordable plat has to satisfy the standards of the State Board of Registration for Professional Engineers and Land Surveyors, has to fall between 8.5 by 11 inches and 24 by 36 inches in sheet size, and if it subdivides land it cannot be recorded until the planning commission or governing authority signs off. Valley and Ridge Terrain in Gordon County

Gordon County lies in the Valley and Ridge province along the Interstate 75 corridor, the same belt of folded sedimentary rock that runs the length of northwest Georgia. Ridges form on sandstone and chert while the valleys open on shale and limestone, and near Calhoun the Coosawattee and Conasauga rivers join at New Echota to form the Oostanaula.

The limestone underlying those valleys puts Gordon inside Georgia's cave belt. Georgia EPD records that Gordon is one of nine counties in the northwest corner holding 448 of the state's 513 known caves. Paleozoic limestone is hard and dense, so water travels along joints rather than through the rock evenly, and the result over time is solution features that give no warning at the surface.

That is worth knowing before a site is committed to. A topographic survey documents how the ground actually falls across a tract, which drives grading, drainage and building placement. Where conditions suggest subsurface risk, that is geotechnical territory rather than surveying, and we will say so rather than guess.
