Land Surveying in Armuchee, Georgia

Armuchee has a post office, a name that goes back to an 1837 postal listing, and no city limits at all. The USGS Geographic Names Information System records the community in Floyd County, and it sits on U.S. Route 27 roughly nine miles north of Rome. Because nothing here is incorporated, the first question a survey settles is not which town a tract belongs to. It is which county index holds the chain of title.

Floyd County deeds and plats are filed with the Clerk of Superior Court in the Deed Room, Suite 103, 3 Government Plaza in Rome, straight back down U.S. 27. Since January 1, 2025 that office has required self filers to eFile real estate documents, and it requires every filer to be identity verified through the Georgia Superior Court Clerks' Cooperative Authority. Assessment data is kept in a different building. The Floyd County Board of Assessors moved into the former Law Enforcement Center at 5 Government Plaza and publishes parcel records at qpublic.net/ga/floyd/. An Armuchee mailing address still carries a Floyd County parcel number, and that is the number to search.

Land northwest of the community is where the county question earns its keep. Acreage in that direction can lie across a county line from the mailbox that serves it, and a deed follows the dirt rather than the mail route. We fix the recording county from the parcel itself before a plat is drawn for filing.

Relief shapes the second half of the work. The community itself sits near 620 feet by USGS elevation data. Lavender Mountain, seven and a half miles southwest, tops out near 1,680 feet. Between the two the country runs in the long parallel bands the Ridge and Valley is named for: Big Texas Valley and Little Texas Valley. Slope drives what a drawing has to show, and on ground steeper than eight percent the Development Code allows a ten foot contour interval, tightening to five feet and then two feet as the land flattens.

FEMA studied Armuchee Creek in detail, which is why the mapping along it reaches Zone AE and carries a regulatory floodway line. Smaller drains nearby are approximate Zone A, with a shaded 0.2 percent band outside that. A floodway is the portion of the mapped floodplain that has to stay clear of obstruction, so an addition or a new structure near the creek generally needs that line located on the ground rather than scaled off a browser.

Splitting acreage here is a county process from start to finish. Article 6 of the Unified Land Development Code of Floyd County and the City of Rome governs it. Development plans and specifications go to the Floyd County Engineering Department for review before a land disturbance permit issues, and the preliminary plat has to be prepared on a boundary survey of the entire tract being divided, drawn at a scale of 100 feet or less to the inch. Ten copies of the final plat are due by the first business day of the month. The plat is then heard by the Rome-Floyd County Planning Commission on the first Thursday, in the upstairs commission chambers of City Hall at 601 Broad Street. Approval there is what lets the clerk record it and lets lots be sold.
