Land Surveying Services in South Fulton, Georgia

South Fulton is the newest city in Fulton County, and that changes who reviews a survey here. Every acre inside it was unincorporated Fulton County until cityhood took effect on May 1, 2017, following the charter referendum in November 2016. Fulton County then stopped providing municipal services here, zoning and code enforcement included, so anyone looking for a land surveyor in South Fulton, GA is dealing with a city government that reviews plats and permits itself. The deed and plat record for this ground runs back long before the city existed.

Descriptions here read as land lot and district, with no section number in the string. South Fulton land sits in the 9th and 14th Districts, and Fulton County parcel numbers carry the district forward, so an ID that opens 09F or 14F is already telling you which grid the tract came out of. This is old Campbell County ground. Campbell was created in 1828 out of Fayette, Coweta, Carroll and the half of DeKalb that became Fulton. Its first courthouse stood at Campbellton, a crossroads now split between South Fulton and Chattahoochee Hills, the seat moved to Fairburn in 1870, and Campbell was folded into Fulton at the end of 1931. Anything recorded on this land before 1932 was filed in Campbell County, and those books now sit with the Fulton County Clerk of Superior and Magistrate Courts in Atlanta.

Plat filing runs through the city before it reaches the county. Under the South Fulton code, no subdivision plat inside the city can be filed or recorded with the Clerk of Superior Court of Fulton County until the city's community development director has approved it and that approval is written on the plat, and the clerk is directed not to record a plat that lacks it. The city keeps a separate checklist for a minor plat, which is where a lot split or a consolidation lands, from the one for a final subdivision plat, plus its own checklists for floodplain, hydrology review, stream buffers and land disturbance. That is the practical reason a topographic survey is often the first thing ordered on a tract here rather than the last.

An address in South Fulton usually does not say South Fulton. Most of the city takes Atlanta mail under ZIP codes 30331, 30349 and 30336, while other parts are addressed Fairburn or Union City, so the postal city tells you nothing about which government reviews the work. Older community names stay in daily use too: Red Oak, Cliftondale, Sandtown, Stonewall, Cedar Grove, Welcome All, Peters Woods and Campbellton. The city publishes searchable property information and the county publishes a parcel map viewer, and the city's own notice on that data puts the limit plainly: the maps are not surveys nor legal records. A recorded plat and monuments on the ground are what settle a line.

S&S Land Surveying works from 549 West Ave in Cedartown and travels into the metro Atlanta area for work in South Fulton. Bart is the licensed Georgia surveyor, and every survey here is performed under his license. Across the city's 85 square miles the work splits two ways. Part of it is subdivision retracement, recovering lot corners that were pulled during construction or lost to grading. The rest is acreage: tracts still carrying AG-1 agricultural zoning are being rezoned and platted for single-family development, and that sequence starts with a boundary retracement before anything else can be drawn on the tract.
