Kingston occupies 1.3 square miles in west-central Bartow County, all of it land, and the 2020 Census counted 722 residents. State Route 293, signed Kingston Highway, runs through the middle of town and reaches Cartersville eleven miles to the southeast and Rome thirteen miles to the west; four-lane US 411 passes about a mile south. The town carries the name of John Pendleton King, the Augusta railroad financier who served as a United States senator from Georgia.
Deeds and plats for Kingston are recorded with the Bartow County Clerk of Superior Court at 135 West Cherokee Avenue, Suite 233, in Cartersville, eleven miles southeast down State Route 293. Assessment and parcel records sit separately with the Bartow County Board of Assessors and are published at qpublic.net/ga/bartow/. An owner who wants to see their own parcel starts there, with the parcel number, the acreage on file and the tax district, and only then goes to the courthouse for the deed itself.
Kingston City Hall stands at 30 West Main Street and issues permits and business licenses from that counter. A good deal of the work we do around Kingston, though, sits on land outside the city line, and there the Bartow County development regulations govern. They treat any division of a tract into three or more lots in unincorporated Bartow as a subdivision. For a basic split fronting a public road under the usual A-1 or R-1 zoning, each new lot needs at least 150 feet of public road frontage. A final plat goes to plans@bartowcountyga.gov together with an engineering application and a fire marshal application, and zoning, engineering, fire and water each review it. Without the county signature block, the Clerk of Superior Court will not record the plat at all.
Settlement here begins with the Land Lottery of 1832, which laid out the section, district and land lot grid that Bartow descriptions still run on. The Western and Atlantic Railroad reached Kingston in the 1840s, and in 1849 the Memphis Branch Railroad opened between Rome and the W&A here, making the town a north-south and east-west junction rather than a stop on one line. A rail yard, a cotton market and four hotels grew up around that. Very little of it is standing now, which is exactly the point for a surveyor: a boundary in old Kingston is retraced from the recorded record and from monuments set by previous surveyors, not from what is visible on the ground today.
The town limits enclose 1.3 square miles and unincorporated Bartow surrounds them, so a request that starts in Kingston often ends up crossing the line. The Etowah River bottom lies south of town, US 411 carries the through traffic, and between the two sit farms, woodland and homes on frontage lots. That mix produces a particular workload: boundary retracement before family land is divided, parcel splits drawn to the county road frontage rule, topographic mapping before a build, and corners staked for a new house or barn.
