Flowery Branch is a Hall County city and nothing else, which keeps the recording question short. Deeds, plats and liens go to the Clerk of Superior Court's Real Estate Division, in the courthouse annex at 116 Spring Street SE in Gainesville, about twelve miles northeast by road. The city's own history page measures the same trip, putting Old Town twelve miles from downtown Gainesville.

A recorded plat is indexed by year and by the name printed on the plat, which is often not the current owner, so an owner hunting an old plat is better off starting with the year the property was acquired and the name it was bought in. The town grew up around a railroad. The historic downtown, called Old Town, is described by the city as one of the only Georgia historic downtowns on a lake, and Aqualand, the largest inland marina in the United States, is close by.
