Land Surveying in Grantville, Georgia

Grantville sits on the southern border of Coweta County, and every deed and plat for land inside the city limits is recorded with the Coweta County Clerk of Superior Court. That office is in the Justice Center at 72 Greenville Street in Newnan, twelve miles north of Grantville on US 29. Its Real Estate Division records documents daily in the order they are received. Since House Bill 1292 took effect, a self filer has to use the Clerks' Authority e-filing portal, while a Georgia licensed surveyor remains one of the short list of filers still permitted to submit a plat on paper.

Before fieldwork begins, an owner can pull the assessment card for a Grantville parcel through the Coweta County qPublic site that the county links from its own home page. That card is the assessor's picture of the lot and it is not evidence of title. The instrument that controls a boundary is the one filed at the courthouse in Newnan, and the two records have to be read together. Grantville's subdivision rules sit in Appendix B of the city code, the land subdivision regulations adopted by Ordinance No. 668 in May 1996. Section 16.08.060 sends a final plat to a hearing before the Planning and Zoning Commission, which then approves or disapproves it, and if the commission takes no action within thirty days of submittal the plat is treated as approved. Section 16.08.070 puts the recording step on the secretary of the planning commission, who has the approved plat recorded with the clerk of superior court of Coweta County while the subdivider pays the fee. The commission meets at City Hall, 123 LaGrange Street, on the first Monday of the month.

The Grantville Historic District was listed on the National Register in June 1991. Its boundary follows US 29, LaGrange Street, West Grantville Road and the city cemetery, and the railroad runs straight through the middle of the district with commercial buildings on both sides. Two mill complexes and their mill villages fall inside that line. Lots in a district laid off this early were often described by a fence, a stone or a line of trees that stopped existing generations ago, so a retracement here works the deed chain backward and honors what previous surveyors set rather than what the current occupation lines suggest. The city also keeps a Historic Preservation Commission, and exterior work inside the district runs through it.

Away from downtown the picture changes. I-85 crosses the eastern part of the city and meets US 29 at Exit 35, and frontage near that interchange draws commercial site work of a different character than the older blocks. The 2020 census counted 3,103 residents across 5.8 square miles and classified every one of them as rural, which describes the parcel pattern well: large tracts, long road frontage, and corners nobody has visited in decades.

Survey work in Grantville tends to be boundary retracement on acreage along US 29 and West Grantville Road, building corner and setback staking on new lots, topographic mapping ahead of grading and detention design, and plats drawn to clear the planning commission before they reach the courthouse in Newnan. Every plat carries the signature and seal of William "Bart" Sims, the licensed Georgia land surveyor at S&S Land Surveying. Send us the parcel number or the street address with a note about what the survey is for.
