Land Surveying in Peachtree City: A Fayette County Address

Peachtree City is in Fayette County, not Coweta, and that is the first fact to settle on any survey here. The city's western boundary is Line Creek, and Line Creek is also the county line, so a tract on the far bank of the same creek records in Coweta County instead. Deeds and plats for Peachtree City land go to the Fayette County Clerk of Superior Court at One Center Drive in Fayetteville, roughly ten road miles east by Georgia Highway 54. That office is open from nine in the morning until five in the afternoon, Monday through Friday.

Fayette County publishes its parcel and assessment records on qPublic, linked from the Board of Assessors page on the county site. Pulling the card for a Peachtree City address gives you the assessor's view of the lot. It does not give you the recorded plat, and in a city this thoroughly platted the recorded plat is usually where the answer sits.

Plat review is administered by the city planner under Appendix B of the code, the Land Development Ordinance adopted in April 2009. A concept plat goes to the city planner first, and the city posts an official notice on the development site itself carrying a web address where the submittal can be read. No preliminary plat is accepted until that concept plat has cleared city staff and the Planning Commission. Section 406 then holds the final plat until a specific list of items is finished on the ground, and two entries on that list are unusual enough to plan around: pin marker locations and multi-use path connections. Six paper copies and one Mylar original go in with the as-built drawings.

Multi-use paths are the reason a cart path can turn up in a plat review at all. The city was chartered in 1959 and developed as a planned community, and it now carries more than 100 miles of paths with over 10,000 households owning golf carts. Those paths cross private ground on easements, and the city issues a cart path encroachment permit for work that touches one. Water is the other constant. Lake Peachtree was created when Flat Creek was dammed in 1957, Lake Kedron supplies it from the north, and Lake McIntosh opened in 2013. Nearly a square mile of the city's 26 square miles is water.

Lot patterns vary sharply between the five villages. Aberdeen, Braelinn, Glenloch, Kedron and Wilksmoor were built out in different decades against different standards, and a replat in any of them has to satisfy Section 407, which will not allow a new lot to fall below the average width and area of the existing platted lots in the same subdivision and zoning district. That is a survey question before it is a zoning question, because somebody has to measure the average.
